One line per surface
Exterior cleaning quotes should never be a single number, because customers routinely want to adjust the scope to a budget. Itemised, they drop the deck. Lump sum, they drop you.

Note the wall area on the house line. Homeowners quote you their floor area; you are washing walls, and the difference is roughly 25% of your price.
Name the method
Soft wash for siding, painted surfaces, roofs and older timber. Pressure for concrete and masonry.
Putting the method on each line does two things: it demonstrates you know that a roof must not be pressure washed, and it separates you from the competitor quoting one number for everything with a machine from a hardware store.
Be honest about what will not come out
Cured oil in concrete. Rust bleed. Artillery fungus. Heavily oxidised paint.
Results depend on substrate, stain type and age. Some staining is permanent and may not fully release. We will advise on likely outcomes before starting.
A customer who has been told this is delighted with a big improvement. A customer promised a perfect result is disappointed by one.
Show the minimum
Put your job minimum on the quote as a visible line whenever it applies. A $90 driveway forty minutes away is a loss, and it also occupies a slot a $450 house wash needed.

What should a pressure washing quote include?
Each surface with its square footage, the method for each, the job minimum, what results can realistically be expected, and a pre-existing condition note. Quoting a lump sum for 'exterior cleaning' is how you end up washing a driveway you never priced.
How do I quote surfaces separately?
One line per surface: house wash by wall area, driveway by square foot, deck by square foot at a higher rate, roof soft wash separately. Customers frequently drop one surface to fit a budget, and itemising means they drop a line rather than the whole job.
Should I state the cleaning method?
Yes. Soft wash for siding, roofs and older timber; pressure for concrete. Naming the method shows you know which surfaces cannot take pressure, and it is a genuine differentiator against whoever is quoting the same number for everything.
How do I set expectations on stains?
Say plainly that some staining is permanent — cured oil, rust bleed, artillery fungus, heavy oxidation — and that results depend on substrate and age. Customers told this accept a good result; customers promised perfection reject an excellent one.
Do I need a minimum on the quote?
Yes, shown as a line. A small driveway thirty minutes away loses money once the round trip and setup are counted, and the minimum is what makes that a policy rather than a negotiation.
